This large home sold slightly under asking price at $165/per square foot which is slightly below the neighborhood average of about $175/per square foot.
In my opinion, when this home was listed back in January, it was priced a little too high for the then current market. While the home does have a lot of space and some nice upgrades, it was on the higher end of what people were paying for homes in January and therefore did not sell at list price. Also, the absence of professional photos online made the home feel dark and cramped in my opinion. This may have deterred some buyers from seeing the property.
This home shouldn’t have a negative effect on current home values as the spring market has come early and buyers are in high demand for home.
